Hyatt just announced that it is acquiring the Dream Hotel Group. I stayed at a Dream hotel in NYC a few years ago and the vibe is focused on nightlife and entertainment. This continues Hyatt’s targeting of experience and lifestyle driven hotels that brough us 5 star properites like Alila via Two Roads, and Zoetry via Apple. I’ve had my eye on the Chatwal NYC for quite some time ( it’s currently a Marriott Luxury Collection property ) and this acquisition may just align my points with a dope NYC redemption.
- Current locations of Dream Hotels Group
- Nashville, Hollywood, South Beach, Durham, New York City and the Catskills
- with additional future properties coming in destinations like
- Las Vegas, Saint Lucia and Doha.
- Dream Hotels, The Chatwal Hotels and Unscripted Hotels brands.
Look at the Chatwal in the Catskills. Unbelievably gorgeous.
How much did Hyatt pay for Dream Hotel Group?
Hyatt will pay a base purchase price of $125 million, with up to an additional $175 million over the next six years as properties come into the pipeline and open. Stabilized management fees associated with the base purchase price of $125 million are anticipated to be approximately $12 million and, to the extent the contingent purchase price of $175 million is paid, additional stabilized management fees are anticipated to be up to approximately $27 million. The total base purchase price plus the contingent purchase price represents an attractive acquisition multiple in the high-single digits on projected stabilized earnings.
Overall
I’m very excited about this acquisition. It will not only open up some really cool aspirational redemptions over the next several years, but fold in even more NYC, South Beach, and Nashville redemptions with Hyatt points.
